As a company, we have been refining Swedish property values since 2005, and we are currently engaged in developing around 50,000 square metres of business premises at locations all over the country. In 2014, we broadened our scope and began developing residences with the same passion and commitment – a move which, of course, really puts our customer promises concerning price, quality and sustainable solutions to the test. This is what motivates us.
Gotska is a privately owned company and one of the few property development firms in Sweden focused on production and ownership in the entire Swedish market. Our capacity to generate profitable and tangible value for our customers is due in no small part to the more than 25 years of experience we have amassed.
In other words, the results we generate are the product of our entire skill base in the field of creating inspiring residences and commercial premises – properties of their time, where architecture and interesting choices of material produce a sustainable and attractive whole.
The process to develop commercial premises and residences that attract people involves a great many stakeholders. As a property developer, our mission is to show optimal consideration for all the various stakeholders and to help them interact smoothly with each other. That is why Gotska serves as the hub that connects the tenant, local authority, property owner, architect and building contractor throughout the project. In other words, we guarantee that the price/quality equation balances. Equally naturally, we work transparently with clear risk analyses and timetables for you, our customer.
Gotska was founded in 2005, and is now involved in completed or ongoing projects that represent rent income of around SEK 150 million.
Construction start 2022
The Stockholm Region is expanding, demand for residences has sky-rocketed, and the neighbouring areas are becoming increasingly attractive. In Västerhaninge, Gotska is establishing a modern and dynamic residential complex comprising 250 new apartments, just 20 minutes by car or train from Stockholm city centre. Construction starts 2022.
Fully 250 apartments with room for 630 residents demands not only plenty of space, but also appreciable construc¬tion volumes. Several different types of housing are to be constructed, with larger buildings surrounded by smaller ones to generate a sense of dynamism and personal ownership in the area. The building heights will vary between three and seven storeys. The project also involves constructing a pre-school facility in the Municipality of Haninge.
Exciting and varied materials will be used to make the project especially attractive.
Construction start 2021
Gotska Fastighets AB has gained the rights for developing a new landmark in Orminge Centre. The project is part of the first phase of Nacka kommun's major planning program. The aim is to get a new, attractive neighborhood center that is safe, accessible and vivid for residents, visitors and businesses. Gotska’s new project plays a vital role in these plans, with a dynamic mix of shops, apartments, offices and parking.
Nacka, just outside of Stockholm, is one of Sweden's most expansive municipalities. With close to 100,000 inhabitants, it is the 16th largest municipality in the country. In the coming years, a large number of future initiatives are being planned, such as new subway stations and a decking over Värmdöleden, as well as several new residential-, commercial- and office areas.
In 2015, the first tenants took up occupancy of Gotska’s new building in the expansive Erikslund shopping centre in Västerås. We are now making a start on phase two of the construction project, with work scheduled to begin in spring 2017. Negotiations are currently under way with a number of the leading chains of stores and restaurants in the country.
In all, Gotska will be building up to 20,000 square metres of commercial premises at one of the leading shopping centres in Sweden.
Gotska is developing a total of 4,000 square metres of shop space on Lunnargatan at Ljungheden Shopping Centre in Västervik. The area is already a firmly established commercial hub hosting stores such as Ica Maxi, BILTEMA, Clas Ohlson, JULA, BlomsterLandet, StadiumOutlet, JYSK, Djurmagazinet and DocMorris.
Västervik itself is a dynamic municipality that is home to a range of well-known companies including Gunnebo, Elfa, Akzo Nobel and Saab Barracuda. The industrial harbour in Västervik has helped establish a strong maritime business community, and most recently, the local authority has succeeded in attracting a part of the Gotland traffic to the city. The location on the Småland coast, right next to the archipelago with its 5,000 islands and islets, also makes Västervik an extremely popular holiday destination.

Gotska was quick to identify the potential in Änghagen, along with the opportunity to add commercial value to the area. Following the initial analyses, it was clear that Lidköping as a city was highly interesting in terms of additional commercial establishment, given that key players were conspicuous by their absence. By clearly visualising the future we envisaged for Änghagen, and by challenging traditional thinking, Gotska won the right to develop the site in competition with some of the biggest property players in Sweden. This marked the start of a journey toward an aesthetically pleasing and environmentally sustainable, 11,000-square metre shopping centre that provides visitors with a true experience of value. Fundamentally, the finished area is identical with the initially proposed idea with regard to appearance and the players represented.
For example, the building itself is capped with what is known as a Sedum roof (Green roof) to retain rainwater and help cut carbon emissions. Tenants at the centre include Coop Extra, Clas Ohlson, SOVA and Harald Nyborg, creating an exciting mix that neatly matches the surrounding area.
Änghagen shopping centre, which was built in accordance with the GreenBuilding principles, has become an extremely attractive commercial centre with strong focus on details in the contexts of both construction and the environment.
Hultsfred has a new ‘shopper magnet’. The well-known store chain Netto was looking for an interesting area for a modern grocery store, and had previously enjoyed success with Gotska. The company was therefore quick to snap up the strategic location we suggested, and then entrusted us to handle all aspects of the construction contract.
The success of a project always depends on taking a future-oriented approach to the property, combined with insight into how different customer flows are likely to develop in the future. One good example of this is the establishment in Haninge, where we quickly identified the accumulated need for a well-equipped local gym, and understood that the healthy living culture is set to play a key role in people’s everyday lives.
Our response was to rent the premises to SATS, the biggest training centre chain in the Nordic region, and customers soon started streaming in. In order to establish the appropriate commercial balance, the ground floor has been rented out to a variety of stores whose concepts draw in customers from the local area and farther afield.
We noted that Karlskoga had appreciable concealed value as a commercial town. The geographical location was also too good to allow so many potential shoppers simply to pass by on their way elsewhere. This insight took us there, and our thoughts about the future were brought to a head when one of the large commercial tenants asked us to present a long-term solution for an intended commercial project in the city.
At an early stage, we also commenced discussions with the company Bofors, which, it transpired, owned a good deal of land in Karlskoga. This paved the way for a successful result when we presented our plans to the politicians. The detailed plan for the area was refined in close consultation with the Municipality of Karlskoga.
For example, the concept as a whole features space for well-known chains such as ÖoB, Elgiganten, one of the biggest Team Sportia stores in Sweden, and Netto.
Härlöv is bordered by both National Road 21 and the E22 motorway. Through the Gotska lens, the area would serve perfectly as a shopping hub on the outskirts of Kristianstad. Our investigation soon sent our strategic thinking into overdrive. As a result, we purchased a property in the area and began developing it from the perspective of its long-term potential. The first step was to demolish the existing building to make room for an efficient commercial property with the remarkable commercial location and the combination of tenants we had in mind.
Gotska has purchased land in one of the biggest commercial centres in Sweden. The intention is to build attractive commercial properties with architectural details in cedar. Establishing operations in Överby – i.e. in the dynamic ‘three-city region’ outside Trollhättan – presents excellent conditions for successful business for the BRL, DUKA HOME and TEAM SPORTIA chains. The tenants enjoy large, light premises here, designed to encourage customers to shop.
A sister project in Överby is located on the east side of Stallbackabron bridge. More than 21,000 vehicles pass the project location every day. The tenants comprise the expansive HEMMA and KVIK chains, which sell a wide range of domestic appliances, kitchen and bathroom fittings, etc. As such, they are an attractive place to visit for customers looking to upgrade their homes.
